Exploring Ranbir Kapoor's Real Estate Portfolio

Ranbir Kapoor, a prominent figure in Bollywood, is not only a box-office sensation but also a savvy investor in real estate. His portfolio ranges from a historic family bungalow to a newly acquired spiritual site in Ayodhya, showcasing both financial acumen and personal significance. Together with his wife, Alia Bhatt, they epitomize the luxurious lifestyle associated with Bollywood. Although they prefer to maintain a low profile, their extravagant lifestyle is evident. They currently reside in Krishna Raj, a lavish mansion in Bandra, which is renowned for its opulence and combines European style with Indian heritage. This is just one of their many high-end properties.

Krishna Raj Bungalow, Bandra: Valued at Rs 250 Crore

The most notable property in Ranbir's collection is the newly renovated Krishna Raj bungalow in Bandra, shared with Alia Bhatt. This six-story mansion, named after Ranbir's grandmother, Krishna Kapoor, was originally owned by the iconic filmmaker Raj Kapoor and later passed down to Rishi and Neetu Kapoor in 1980. Now, Ranbir and Alia are continuing its legacy.

The property is estimated to be worth over Rs 250 crore upon completion, making it the most expensive bungalow in Mumbai, surpassing Shah Rukh Khan's Mannat and Amitabh Bachchan's Jalsa. The couple was actively involved in the extensive renovation process. During an Instagram Live session, Ranbir mentioned that a recent vacation also served as a house-hunting trip: "The vacation was great. It was like work-cum-vacation - as some of you guys know, I am shifting to my new house, so we had to do some house shopping." Alia expressed her joy at an event in Dubai, stating, "This visit comes from a very personal space as we have just moved into our new home in Mumbai." The bungalow includes a special room for Ranbir's sister, Riddhima Kapoor Sahni, and her daughter, Samara, in addition to their private living quarters.

Vastu Apartment, Pali Hill: Valued at Rs 35 Crore

Prior to moving into the ancestral bungalow, Ranbir resided in a chic apartment located in the Vastu building on Nargis Dutt Road, Pali Hill. This apartment also served as the venue for his wedding with Alia. He purchased the apartment for around Rs 1.42 lakh per square foot, totaling approximately Rs 35 crore, marking it as one of the highest-priced transactions in Mumbai's suburbs at that time. The 2,460 sq. ft. apartment is situated on the seventh floor and was designed by renowned interior decorator Gauri Khan.

Now that the family has relocated to the new bungalow, reports indicate that Ranbir has leased the Pali Hill apartment to Aditya Shukla for five years at a monthly rent of Rs 11 lakh, with a 5% escalation clause and a security deposit of Rs 45 lakh.

Trump Towers in Pune: Valued at Rs 13 Crore

Outside of Mumbai, Ranbir also owns a flat in Pune's Trump Towers, valued at Rs 13 crore. He reportedly rents this property out for additional income, reflecting his strategy to diversify his real estate investments beyond his primary city.

The Sarayu, Ayodhya: Valued at Rs 3.31 Crore

The latest and perhaps most meaningful addition to Ranbir's real estate collection is a land parcel in Ayodhya, valued at approximately Rs 3.31 crore for 2,134 sq. ft. This property is part of 'The Sarayu,' a premium development by The House of Abhinandan Lodha. Ranbir expressed that this purchase is more than just an investment; it holds significant cultural importance for him, fulfilling a lifelong dream and allowing him to establish a legacy in the city of Lord Ram. This acquisition is particularly poignant as Ranbir is set to portray Lord Ram in Nitesh Tiwari's upcoming film, Ramayana. Overall, Ranbir's real estate assets are estimated to exceed Rs 300 crore, characterized by both emotional depth and financial strategy. As his career continues to flourish, his real estate ambitions show no signs of slowing down.
