Gurugram's Office Market Growth
As of 2026, Gurugram has established itself as the largest office market in North India, surpassing 100 million square feet of office space. Projections indicate that this figure could reach 125 million square feet by 2030, according to a report by CBRE titled 'Corridors & Clusters: Driving Haryana's Next Growth Phase.' The report emphasizes a significant shift towards sustainable, institutional-grade office spaces, noting that the city has leased 40 million square feet and added 21 million square feet of new office supply from 2021 to the first quarter of 2026.
Anshuman Magazine, the Chairman & CEO for India, South-East Asia, Middle East & North Africa at CBRE, remarked, 'Gurugram's transformation from an industrial satellite to a 100-million-square-foot office hub is a testament to four decades of continuous infrastructure development, supportive policies, and developer confidence. The city not only boasts scale but also excels in the quality of its real estate. The presence of institutional ownership, green-certified buildings, and increasing interest from international tenants further solidify Gurugram's status as one of the most developed office markets in the nation.'
The report also highlights that since 2018, Gurugram has attracted approximately $6 billion in investments, with over half of its office space being green-certified and one-third under institutional ownership. It accounts for about 6% of India's total REIT stock, with 59 million square feet of its office space now green-certified and 35 million square feet owned by institutions. Furthermore, international tenants have leased over 17 million square feet in the past five years.
Investment in land and site acquisitions has made up the largest portion of this capital, approximately 50%, followed by built-up office assets at 38%, and industrial and logistics developments at 5%. The remaining segments account for the last 7%. The increasing establishment of large-scale institutions and foreign universities in Gurugram reflects the growing interest from both corporate and educational sectors, marking the city's ongoing evolution.
