UP RERA Advises Homebuyers to Focus on Carpet Area When Purchasing Flats

The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has issued a crucial reminder for homebuyers to prioritize carpet area when purchasing flats. This measurement reflects the actual usable space within a residential unit, as mandated by the Real Estate (Regulation and Development) Act, 2016. UP RERA emphasizes the need for transparency in real estate transactions, urging buyers to check project details on their portal. The authority aims to protect homebuyers from misleading information often associated with super built-up areas. This guidance is essential for making informed decisions in the property market.
 

Importance of Carpet Area in Real Estate Transactions


The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) issued a warning to prospective homebuyers on Wednesday, emphasizing the importance of considering carpet area when buying flats. This measurement indicates the actual usable living space within a residential unit.


According to UP RERA, the Real Estate (Regulation and Development) Act of 2016 and its associated regulations define carpet area as the "standard basis" for the sale and disclosure of apartments. Developers are obligated to provide comprehensive details about the number, type, and carpet area of flats on the UP RERA portal.


"Carpet area represents the actual space available for the buyer's use. It is crucial for buyers to assess residential units based on this metric to make well-informed choices," the authority stated in an announcement.


Furthermore, UP RERA highlighted that information regarding exclusive balconies, verandas, and open terraces linked to apartments must be disclosed, while the super built-up area does not require legal disclosure.


The authority noted that many flats are marketed based on super built-up area, which includes a proportional share of communal facilities like corridors, staircases, lifts, lobbies, and clubhouses. "Super built-up area can sometimes obscure the difference between the advertised size and the actual usable space within the flat," UP RERA cautioned.


Homebuyers are encouraged to verify project specifics, including carpet area, on the UP RERA portal prior to finalizing any property transactions. This initiative aims to enhance transparency in the real estate market and safeguard buyers from deceptive information.
