Bengaluru Property Owners Get Extended Tax Discount Deadline
Significant Relief for Property Owners
Property owners in Bengaluru have received encouraging news as the Greater Bengaluru Authority has extended the deadline for a 5% discount on property tax to May 31, 2026. This means that taxpayers can now benefit from this discount by paying their full tax for the year 2026-27 by this new date.
Reason for the Deadline Extension
According to the authority, the decision to extend the deadline was made because many individuals were unable to submit their taxes on time. This move aims to facilitate citizens, allowing more people to pay their taxes promptly and take advantage of the discount.
Simplified eKhata Download Process
The process of obtaining an eKhata in Bengaluru has also been made easier. Residents can now download their eKhata online using their SAS property tax ID. To do this, they need to log in at the official website using their mobile number and OTP. M. Maheshwar Rao mentioned that this initiative was launched with the citizens' convenience in mind.
Millions of eKhatas Issued
As per Karnataka's Deputy Chief Minister D.K. Shivakumar, over 2.3 million eKhatas have already been issued in Bengaluru. The government's objective is to streamline and simplify public services.
Importance of Khata
Expert Rahul Hingmire explains that having a Khata is essential for obtaining home loans. Most banks and housing finance companies require a Khata or AKhata before approving loans.
Builder's Responsibility
According to B. Shravan Shankar, builders are required to transfer the Khata to the buyer's name within 30 days after the project completion and registration. Failing to do so is considered a violation of regulations.
What to Do in Case of Delays?
Sneha Bhonsle advises that delays in Khata transfer can lead to issues for buyers in securing loans, reselling, or refinancing in the future. In such cases, complaints can be filed with RERA. If you own property in Bengaluru, ensure you pay your tax by May 31, 2026, to avail of the 5% discount and keep your eKhata updated to avoid future complications.
